ENERGY AUDITS

ESOS (UK)

The Energy Savings Opportunity Scheme Regulations (ESOS) requires large organisations to complete energy assessments covering their significant energy usage from buildings, processes and transport for all UK based operations over a four year period, with a deadline of 5th June 2024 (extended from 5th December 2023) for Phase 3 - late notifications can still be completed. Also, we are now into Phase 4 with a deadline of 5th December 2027 for which site audits can be completed at any time before then so the cost can be spread.

Nick Murphy is a registered ESOS Lead Assessor with CIBSE and has completed the ESOS process for several clients across the UK.  Audits completed using the EN16247 Energy Audit Standard format.  See attached document for more information.

EED (EU)

Similar legislation to ESOS, exists in all EU member states (from  Article 8 of the Energy Efficiency Directive) for which I have also assisted organisations in completing audits in Poland, Hungary, Ireland, Luxembourg, France and Spain.  Audits completed using the EN16247 Energy Audit Standard format


SECR (UK)

Streamlined Energy & Carbon Reporting (SECR) - since April 2019, qualifying organisations are required to include energy and carbon consumption in their annual reports under the Companies (Directors' Report) and Limited Liability Partnerships (Energy & Carbon Report) Regulations 2018.  This also needs to include an intensity ratio (e.g. kgCO2/FTE) and a narrative on any improvements made.  See attached document for more information.


EPCs / MEES - commercial and domestic (E/W)

Energy Performance Certificates (EPCs) are required when a building is either constructed, sold or leased and are valid for ten years (unless replaced by a newer one).  Under the Minimum Energy Efficiency Standards (MEES) scheme implemented by the Energy Efficiency (Private Rented Property) (Eng. & Wales) Regulations 2015, buildings with an EPC rating of less than 'E' will not be able to be entered into a new leasing agreement unless there is a suitable improvement plan in place.  Since April 2023 this also applies to all existing leased non-domestic properties. This grading requirement will change from 'E' to 'D' then 'C' by 2030 in a phased manner.

DECs

Display Energy Certificates - required for public sector buildings and can be used in the private sector as a method of comparing building stock or as an approved compliance method for the buildings element of ESOS.  Nick is also registered with Elmhurst for the production of DECs.
